Camarillo has always been one of the most desired cities in Ventura County to live in. The proximately of Camarillo to the Pacific Ocean, and larger cities such as Los Angeles and Santa Barbara has made Real Estate investment in Camarillo a sensible choice.  However, Camarillo has not been immune to the epidemic decline in the Real Estate Market.

Below is quick examination of Camarillo's Real Estate Market for the first half of both 2007 and 2008.

As you can see the number of homes sold in the first half of 2008 compare to last year, 2007, have decreased by 28%. At the same time, Camarillo has seen an increase in the sale of short sales and bank owned home sales.

Below is a snap shot of June's real estate sale report for Camarillo. As you can see the total number of sales has decreased slightly, but the number of short sales and bank owned sales have increased considerably.

What Does This Mean For Camarillo Home Sellers?

Home sellerHome buyers are now looking for the best deals available. The deals home buyers are attracted to in our current real estate market are those offered by lenders through Short Sales or Bank Owned Sales (also known as REO). 

If you are unable to compete with the prices lenders have to offer buyers, I would suggest holding off on the sale of your home. The lenders' huge inventory has to end one day and the market will bounce back to a place where you can sell your home for your desired price. However, if you have to sell your home in the current market, please listen to the advice of your RealtorÒ and price your home accordingly.

 

What Does This Mean For Camarillo Home Buyers?

Home buyerIf you are ready to purchase a home and you feel that "Your" time to become a home owner is now, then you have picked a time of vast home inventory. Your choices of short sales and bank owned homes are increasing by the month. Home owners who have to sell in this market are pricing their homes so they can compete with lenders who are also selling their inventory. I highly recommend that you look all over Camarillo and find the right home that fits your budget and is for sale in the "traditional way."

Why, you may ask? Because when you buy a home from a lender you usually must buy the home As-Is. Whereas, home sellers will disclose to you any known issues that might affect the condition of the home and they might even fix the problem for you before the close of escrow.

The second Friday and Saturday of every month the city of Camarillo assists its residents with a HOUSEHOLD HAZARDOUS WASTE HOUSEHOLD HAZARDOUS WASTE PROGRAM.

The accepted items are:

Antifreeze, solvents, pesticides, household cleaners, pool and garden chemicals, household and car batteries, lancets, fluorescent light tubes, cathode ray tubes, computers, compressed gas cylinders, fire extinguishers, oil based or latex paint, antifreeze, unused or expired medication, and motor oil and filters.

Ventura County Real Estate Market: Where Does It Stand?

These days gas prices and the real estate market appear to be the main topic of most conversations. Everyone seems to have an indication of dsc02243.JPGwhere the real estate market is heading. Heated arguments have been started because each person believes their crystal ball's prediction of the real estate market is more accurate.

 

Most of us base our opinion on the views of the media and some experts. Economists and experts look at the history and the patterns of the real estate market and assert most of their predictions based on these records. The media tends to concentrate on the negative aspect of most issues. The only person who knows where your local real estate market is heading is YOU!!!!!

Is today a good time to purchase a home in Ventura County? No economist, lender, or realtor® can tell you when is a good time for You to purchase a home. You control your own real estate market and no one else.

Many home buyers in Ventura County are taking advantage of the low priced Bank Owned Homes. I have been involved in transactions where multiple offers were given to the home seller (the lender) on the first few days the home was on the market. For these home buyers the time to purchase a home in Ventura County is now.

 

Let me give you a personal example:

A few of our friends are taking advantage of the low interest rates, the huge real estate inventory, and the low prices of bank owned homes for sale to either purchase a larger home, a vacation home, or a rental home. The idea seamed so tempting that my husband and I thought about investing in a secondary home. We can easily apply by taking a second mortgage on our home, but we have a son who will be attending a private college in the fall. We might miss a great investment opportunity, but at a moment our son's education is our most important endeavor.

  

So where does Ventura County's Real Estate Market stand? Only YOU can tell.

Camarillo Inventor, Our Son!!

His Father and I were surprised when the Camarillo Acorn referred to him as "Camarillo Man"!!! He is our little boy and will always remain our little Joshua. Now he is celebrated as Camarillo's young inventor. His tenacity and ingenuity have landed him a few scholarships and other support to craft a dream he saw possible only a year ago.

Our son, Joshua Tulberg, is well known among the car enthusiast, art lovers, and the younger generation of Camarillo. His car is not only a means of transportation, but is a vehicle for fun. His metal sculptures can be seen in different parts of Camarillo. His most renowned art work sits on Mission Oaks Blvd, on the hills of Adolfo Camarillo High School.1985 Honda Interceptor

A year ago Joshua had a dream of building a Motoluge.  He purchased a 1985 Honda Interceptor which he rode for a few months.  During that time he designed and built a fuselage that would be capable of realizing his design goals.  Namely, a two-wheeled vehicle that would be as fast or faster than nearly all sports cars currently on the road.

 

Once the design and construction of the fuselage was complete, he fastened it to the rear half of the motorcycle and the Motoluge took shape.  He worked for weeks to complete and refine the final aspects of the design and in particular, the "landing gear" which stabilize the Motoluge at low speeds.

 The Motoluge was unveiled in dramatic fashion at the "Abandoned Runway" at Camarillo Airport on May 10, 2008.  This location allowed for a thorough exercise of all of the Motoluge capabilities while maintaining a high level of safety.  The unveiling and demonstration were a huge success and as his parents, we couldn't be prouder!!

Starting in June, the Pleasant Valley Recreation and Park District will present its annual movies in the park.

The movies begin at dusk every Friday night at the Camarillo Community Center Park, located at the corner of Carmen Drive and Burnley Street.

So bring your picnic blankets, foldable chairs, snacks, and the family for an evening of fun. Meet the rest of Camarillo as you enjoy you favorite family movie.

Seabee Days, a celebration of the U.S. Navy Seabees includes a military parade at 11:00 on Saturday, free entertainment on two stages, car show on Saturday, bike show on Sunday, karaoke contest on Sunday, ship tours, sporting events, military displays, carnival rides and vendor booths.

Super tagged

Man-o-man-o-man. I woke up on Tuesday morning to an invasion of "Super 8 MeMes" here in Active Rain. Many of my friends on AR were tagged by other selected members to join the invasion.  I thought I had escaped this round of tagging when I noticed that I had been double-whammied by two of my closest friends, Sally Cheeseman and Sandra Cummings.

 Who is your favorite musical artist? I was going to go with Barney, but I'll give you guys a break. I have many favorite musical artists. My mood really dictates which musician is my favorite, each hour, each day, or even each month. Right now I've been jamming with The Pretenders.

Who is your favorite blogger? There are so many good bloggers out there that it would take me days to compile all their names. Let's just say, I like bloggers who come up with original materials.

If you could meet anyone (alive or dead), who would it be and what is the most interesting thing about them? This is going to probably be controversial, but I would like to meet all of the prophets starting from Adam all the way to Mohammad. I truly believe that they all came to teach us the same moral basis for a healthier life. It was man who tasted power and introduced different religions and started all the wars in the name of God and religion.

 What did you want to be when you grew up? In control of my life.

What is the most interesting piece of trivia you know?  If it were interesting, it wouldn't be trivial now would it. :0)

If you could live in any point in history what would it be and why? Medieval Times. I am fascinated by the history of that era.

What is the most interesting job you have ever held? Being a mother is pretty fascinating. It's never dull, it's very challenging, and it's constantly challenging me to better myself.

My one year anniversary on Active Rain came and passed me by unexpectedly. Yes, I blame you, Active Rain, for making me miss such a great milestone in my life.

First you and your wonderful members taught me how to blog and how to improve my page ranking. After 3 months of blogging and commenting on your site I went from page sixty-something of Google to top of page 3!!!!!! These days I move between Google's pages one and two. I owe all that to you and the time and energy I dedicated to being the best in my area, Ventura County.

Then came all the real estate phone calls and email requests. You are truly amazing Active Rain!!!

I would not consider myself overly tech-savvy, but because of you I have been contacted by a few engineers (programmers) to discus web-based ideas.

Because of you I'm now our company's Web-Master!!!!!

Yes, because of you I have been so, so busy that I have even considered hiring someone to write my posts!!!! (Okay, that one is a joke).
