Your Local MLS-Your First Marketing Place- So keep it Updated

MLS

I am sure you have seen a few of these listings in your local MLS. I am referring to listings where the listing agent is too busy or lazy to make the necessary changes and update. If you have a listing please be courteous to your clients, the potential home buyers, and other Realtors by:

• Update the status of the sale. If the home is pending please take a moment to enter this information in our local MLS.

• If your marketing remarks say "This home will not last" and the home has been on the market for more than 200 days maybe you should consider changing your marketing remarks.

• If it's July and your MLS pictures show Christmas decoration throughout the home, you may want to think about retaking some new photos of your listing.

• If you are listing a Short Sale, once you have received an approved price for sale from the lender please change your listing price. Eventually home buyers are going to discover that you have under priced the property.

• If the home you have listed is now vacant, again maybe you should take a moment to update the occupancy of your listing.

Home sellers rely on a Realtor's skills and marketing abilities. With many homes for sale in our market, sold homemaking a successful sale is now more challenging. Nonetheless, it is still possible for some of the strongest and the best represented home sellers to make it to the finish line.

If you want your home seller to pass that finish line you need to work harder than ever to market their home. Remember the first place a Realtor's marketing starts is at your local MLS.

Mana, all excellent points!  I especially love bullet #2.  That one always gives me a laugh!

There's an agent here who uses "First one to see will want!".  And some of his listings are long in the tooth yet that wording is still in there.

I agree, it drives me crazy when a listing is out of date.  It just shows they aren't the best agents out there and maybe should find another career.  Lazy doesn't get it in this business!

Irina, That one drive me nuts and makes me laugh at the same time. :0)

Lorrie: Now that phrase is new to me, but a funny one.

Linda, Another career or an assistant if they are too busy.

Hey Mana,

You're so right, it's such a huge pet peeve for me. The inaccuracy drives me nuts at times.

Mana, everything you talked about here I have seen. Snow on the ground in June, cmon. I hate it when it says ACTIVE and it really is ACTIVE PENDING. These agents just have to get better at the details and quit being so busy or lazy.

Mana, very true, most homes are sold through the MLS. Look at all the agents that don't understand web 2.0 they are still selling homes. Not all have good photos or virtual tours but the homes are selling. Best place, or should be to keep data updated.

Mana, The MLS in my area is a mess. Having accurate MLS data is so important. We depend on it for so many things. Updating status is my biggest pet peeve.

Lynda, You know, it only takes a few minutes that's all!!!!!!!

Gary, We don't see snow here, but we do see evidence of the holidays in the photos.

Missy, That's what I'm talking about.

Broker Bryant, Our MLS is starting to get more strict, but these issues are more agent related than the MLS.

In this market 200 days might be quick but seriously many listings aren't right to begin with let alone updated.

Mana--We get fined by our MLS if we do not have the status...pending/sold correct. But it is strange to see snow in July...even in Minnesota! So update the photos....PLEASE! You would think that would be an easy request wouldn't you?

Mana Lisa - I have always steered clear of making remarks like, "Won't last" or "Priced to sell!", because inevitably these are the homes that surprise us by staying on the market far too long.

This is a great reminder - I recently had to explain why several listings were innacurate to a new buyer - it did not engender great confidence in the system.

Jeff, I find myself doing the same occasionally, explaining the MLS or other agents' mistakes, to my buyers.
