This Camarillo Home Sold in 3 Weeks!!!!!
That is after the tenants moved out of a home that they made almost impossible to show to any interested buyers.
A few days after the tenant moved out, I posted new interior pictures of the home with its fresh coat of paint and new carpet on to Ventura County MLS.
Before the week was over we received 3 Offers from 3 qualified buyers. All offers were extremely close in price, but my client decided to accept the offer that allowed us to close in 2 weeks and was an All Cash Offer!!!
We never had to lower the asking price or add any incentives to attract buyers. We just listed this 3
bedroom 2 bathroom Mission Oaks home at that right price.
What is that right price? As you prepare your home for sale ask your Realtor to provide you with a Competitive Market Analysis, CMA. Study the homes that have recently sold in your area. Also, see if there are any short sales, and/or bank owned homes offered for sale in your neighborhood. If you are able, try to price your home as close or lower than what lenders have to offer home buyers. Then just sit back and watch your home sell.

CONGRATS MANA!!!! Job well done!! That almost looks completely different in that bottom picture. If it wasn't for that wall with the cutout I would have swore that was a different room. Keep up the good work.
Mana--Funny how those renters really tie up the chance to sell a home isn't it? Congrats on the sale!!
Kimberly, That is a mirror believe it or not. Thank you my friend. It was hard to close an escrow (1031 Exchange) in 2 weeks. I did not have a life, but it's done and I have one satisfied client.
Teri, The home went on the market in March. From the begging I told my seller If your tenants move out I can find you a buyer in 1-2 weeks. And guess what? We did!!!!!
Mighty Mana working her Magic!!! Nothing beats having a quaility marketing system in place to get the job done quickly.
WooHooooo! That's right...move em out and move em in....with your expertise it turned into a sold listing!
Ok, so when you're good, you're good and that's all there is to say. :) Nice job Mana...
Btw, is my room ready yet?
Great job Mana! Glad to hear your sellers listened to you. A home priced right and in move in condition with sell. Congratulations!
Dan, Don't mess with the Mighty Mana, LOL. Thank you for your support my friend . How are you doing on Twitter?
Sally, I was just thankful to have a home seller who listened. :0)
Jesse, Thank you buddy. I am working on that room, I thought you had forgotten by now!!!
Sandra, I was very grateful to have a client who listened to my advice
Mana, Camarillo is so pretty, and this rental property looks great with the fixups....Good job! ;-)
Great job!!! Congratulations on your sale, pricing is everything!
Teri,Yes, Camarillo is a beautiful city. Thank you for visiting and commenting.
Ana, Thank you. Pricing has always been an important factor, but in this market pricing is a factor that needs to be taken seriously.
Mana, good job I was asked last week, what do we need to do? Paint and carpet! That's it? Yes, nothing like a fresh coat of paint and new carpet to make it shine.
Good job, Mana! Like Missy said, you made it shine!
Mike in Tucson
Missy and Mike, Thank you. The price, carpet, and paint all played a big factor at selling this home.
Mana... Are you on Twitter? I'll have to go look you up so I can be a cyber stalker! Still getting used to the silly thought that people actually consider themselves Twit's.... Makes them sound like DimWits!
Dan, Not yet. To be honest I'm afraid that once I join I'll get hooked. As it is between blogging and work I don't have enough time for my family.
Congratulations!!! Have a fabulous weekend!! :)
Kirsten, Thank you. I'll do my best. Same to you. :0)
Congrats on the quick sale and multiple offers! Difficult tenants can really leave your hands tied, good thing your Seller listened to you! Now - go have a life!
Mana,
Changing out the marketing pictures on the MLS was a very wise choice. What a difference! Congratulations on this quick sale! Continued success!
Connie, Thank you. I am now back to having a normal life.
Michelle, Thank you very much. I felt it was necessary to change the pictures. The home just looked like a different place after the tenants moved out.
It's nice to see the market doing so well... congratulations on this one!
